A CLEARER VIEW BEFORE THE DEED

A remote desk review compares the available property records with permits, approved plans, zoning and relevant restrictions. On-site verification is available in Madeira only.

THE REVIEW

Your lawyer checks the paperwork. We check whether the property matches the paperwork.

We compare available property and tax records with permits, approved plans, zoning and relevant restrictions, then flag differences and questions for follow-up.

THE TECHNICAL SPECIALIST

A personal technical profile.

Kelvin Alves

Kelvin Alves is a registered building technician (Agente Técnico de Arquitetura e Engenharia – ATAE) and a qualified property appraiser (SATAE) based in Madeira, Portugal.

He trained in interior and exterior design from 2018 and holds a Higher Technical Professional Diploma (CTeSP) in Civil Construction. For the past four years he has worked as an architecture and engineering designer, completing more than 100 projects, municipal licensing processes, construction site supervisions and property appraisals.

His work covers every municipality on Madeira island and every type of property: new single-family homes, rehabilitations, legalisations of unlicensed works, and projects on rural land. Day to day, he deals with exactly what foreign buyers rarely see: approved plans, zoning rules, municipal files and the gap between what was licensed and what was built.

He works in English, Spanish and Portuguese, and has advised clients from the United States, Asia and across Europe.

He founded Deed & Detail to give property buyers in Portugal a clear, independent answer before they sign: does this property match its paperwork, and what will it cost if it doesn't? Every report is prepared and reviewed by him personally.

THE DELIVERABLE

A report that makes the next conversation clearer.

Receive a bilingual Portuguese-English report that records what was checked, flags inconsistencies and sets out questions or potential remediation costs to consider.

It supports your lawyer’s review; it does not replace it.

Findings are a planning due-diligence perspective, not legal, tax or investment advice.
